The Problem
Why Mold Is a Major Liability for Treasure Coast Businesses
A mold problem in a commercial building is a closed-door problem. Lost revenue. Tenant complaints. Insurance exposure. Health code risk. The first 48 hours determine whether you have a contained incident or an expensive shutdown — and Florida’s humidity, hurricane exposure, and oversized HVAC systems make commercial mold risk a year-round concern.
- Larger HVAC systems with more ductwork and more humidity-control failure points
- Higher occupancy — more tenants, employees, and customers exposed
- Compliance pressure from health departments, insurers, lenders, and leases
- Storm exposure — flat roofs and parapet walls common in commercial construction
- Vacancy risk — unconditioned buildings between tenants are prime mold environments

The Sharkey Air Process
Our Commercial Mold Remediation Process
A predictable, fully documented process from first call to clearance — designed to keep your tenants, customers, and staff informed and your building operational.
Rapid Response Assessment
A licensed Sharkey Air technician is on-site fast — usually same-day. We document conditions, identify visible and suspected mold, measure moisture, and identify the source. You get a clear scope, timeline, and budget before anything starts.
Strategic Containment Planning
We work with you to minimize disruption — phased work, after-hours scheduling, isolating affected zones from operational areas, coordinating with tenants. We don’t treat a 30,000 sq ft office building like a bathroom remodel.
Engineering Controls & Removal
Negative air pressure, 6-mil poly containment, HEPA filtration, and proper PPE on every job. Affected porous materials are removed to IICRC S520 standards. Salvageable surfaces are cleaned and treated with EPA-registered antimicrobials.
HVAC System Inspection & Correction
Where we separate from generic restoration contractors. We inspect rooftop units, air handlers, return chases, and ductwork; clean what needs cleaning; and recommend humidity control improvements so the mold doesn’t come back.
Post-Remediation Verification & Reporting
Clearance testing, full project documentation with photos, moisture readings, and air quality data — delivered as a complete report you can hand to your insurance carrier, attorney, or compliance officer.
Commercial Mold Remediation — FAQs
How much does commercial mold remediation cost?
Commercial projects vary widely based on square footage, materials, accessibility, and HVAC work required. Most Treasure Coast projects fall between $5,000 and $50,000, with small-to-mid commercial jobs landing in the $8,000–$20,000 range. Sharkey Air provides written, flat-rate estimates after an on-site inspection. No surprise change orders.
How long does commercial mold remediation take?
Most commercial jobs run 3 to 10 days, depending on size and scope. Larger projects involving structural drying, extensive HVAC work, or phased tenant coordination can take longer. We give you a realistic timeline up front and update you daily during the project.
Will the building need to close during remediation?
Not necessarily. With proper containment, negative air pressure, and phased scheduling, many commercial spaces stay partially or fully operational during remediation. We assess this on every project and recommend the least disruptive approach.
Do you need a license for commercial mold remediation in Florida?
Yes. Florida requires mold remediators (MRSR) and mold assessors (MRSA) to be separately licensed by the Department of Business and Professional Regulation. Always verify licensure before hiring a commercial mold remediation contractor — and watch out for unlicensed restoration companies that “also do mold.” Sharkey Air maintains all required Florida licensing.
Does commercial property insurance cover mold remediation?
Coverage depends on your policy and the cause of the mold. Most commercial policies cover remediation when the underlying cause is a covered peril (plumbing failure, storm damage, sprinkler discharge, AC equipment failure). Long-term leaks, deferred maintenance, and flood damage are typically excluded. We provide complete documentation to support your claim and can work directly with your adjuster.
Can you work after hours or on weekends?
Yes. We regularly schedule commercial mold remediation outside business hours to minimize disruption to operations and tenants. After-hours and weekend work is built into our commercial workflow.
What types of commercial buildings do you service?
Office buildings, retail storefronts, restaurants, medical and dental offices, hotels, multi-family residential and HOAs, property management portfolios, schools, daycares, warehouses, and religious facilities — across Martin, St. Lucie, and Palm Beach counties.
Do you offer ongoing mold prevention programs for commercial properties?
Yes. For property managers and business owners with multiple buildings or recurring humidity challenges, we offer scheduled HVAC maintenance and indoor air quality programs designed to prevent mold conditions from developing in the first place. Ask about our commercial maintenance plans.
